I'll ask you the same question I always ask the prospective buyers on House Hunters (not that they can hear me), which is "what really NEEDS to be done and what do you merely WANT to do?"* In your case, it's possible the roof isn't in top condition and actually needs to be replaced or else there will be leaks and structural damage, but do the hardwood floors *need* to be redone or do you just want to replace them because of the aesthetics? My other thought comes from HGTV shows...it seems like whenever a contractor gives you an estimate, something else will be discovered that will add to it. So suddenly the house that's at the top of your budget might go way, way beyond your budget.

Right now, to move in I'd want to refinish (I think they just need to be sanded and stained, they seem to be in really good shape for the most part) the floors because doing it after moving in is a PAIN in the ass. The kitchen remodel I also don't want to be there for - luckily I really don't think there's a HUGE amount to do in there, I would like to replace the floor and make it flat (maybe put in matching hardwood?), change the countertops, and replace the wall ovens with a microwave/wall oven combo. There's a ton of space for an island, and I'd like to put in a full range there - I thought about just a cooktop but then I'd need double ovens instead of the micro/oven combo because I've always wanted to have two ovens for cookies and holiday meals. The cabinet bases are in great shape, so either just sand and paint the doors or replace the doors. And change the ceiling fan to an exhaust hood. Maybe change the doors to the pantry and the alcove where the w/d is.

There's a bedroom right off the kitchen and living room that doesn't need much other than cosmetic - there's folding doors from the kitchen leading into it and folding doors in the living room, and I'd want to replace them with more actual doors. So if that was done, the basement reno could wait until we moved in, because there'd be a place for my mom.

* honestly, I'm the wrong person to even be talking about this because the last time we made any changes to our house--in this case, a bathroom remodel that involved replacing pretty much everything and repainting--Mom was not just alive but WELL. So we're talking maybe...25 years? Dad and I are both VERY much "if it ain't broke, don't fix it" and tend to ignore things that just need a little, ah, beautifying.

I have lived in my place for 18 years now and I have not changed anything unless it broke 😬 There are some things I always wanted to change but never did. So I understand!

Since it sounds like neither you nor your mom absolutely NEED a new living space right this minute, I'm inclined to agree with your brother: put in a really low bid on the house you think would be the best fit for your family, and if they don't accept, then you're no worse off than you were before.

We really do need to get to a new place - we outgrew our place before Jack started school and he's about to finish the 4th grade. And to hear my mom tell it, she's going to go through all her money asap because it's so expensive. Which it is pricey but I uh kind of ignored her call earlier because I just don't want to deal with it at the moment.

I do think we may put in a lowball offer, assuming the roof and HVAC are ok. My brother may come up first so he can do a walk through too. We did FaceTime but it's not the same of course.
